Work starts on 404-home Elimbah community

Construction has started on an over-50s community in Elimbah, just two months after its developer secured approval to build the 404-home gated estate.


GemLife Director and CEO Adrian Puljich joined City of Moreton Bay Mayor Peter Flannery and State Member for Pumicestone Ariana Doolan in turning the first sod on the $428 million GemLife Elimbah development today.


Work on the community at 38 Atherton Rd, nine kilometres north of Caboolture, has been fast-tracked ahead of its official market launch in the coming weeks, to meet a shortfall of housing for downsizers in Moreton Bay.


Civil contractor Shadforth will complete the first phase of construction, paving the way for GemLife’s in-house team to begin building the first homes within months.


In addition, about $7 million will be invested in local road infrastructure, including widening Pumicestone Rd, improving access to Atherton Rd and a new signalised intersection at Semple Lane, with those works to begin next year.


More than 320 construction workers, predominately from Moreton Bay, will be employed to bring the new community to life, over seven stages.


City of Moreton Bay Mayor Peter Flannery says it is important the city has diverse housing, given the region’s rapid population growth.


“This project brings housing relief to the area especially people looking to downsize, and its proximity to services is beneficial for future residents,” Mayor Flannery says.


“It is pleasing to see the delivery of essential infrastructure included in this development that supports our city’s future growth.


“With improved roads and a new signalised intersection, it’s an investment that strengthens the Caboolture area.”

Sought-after location

State Member for Pumicestone Ariana Doolan says: “Elimbah is quickly becoming a go-to spot for people looking to downsize or buy their first home. It's exciting watching the area grow and offer more options for everyone.


“It's great to see more people choosing Elimbah as their home. As they downsize, it opens up chances for others to get into the market, making homeownership more achievable for everyone.”


Mr Puljich says stage one will include construction of the development’s entry and the first 20 homes.


“We’re expecting the first homeowners to move in just before Christmas this year. There’s been substantial work done to-date to prepare the site so, based on the demand, we feel there’s a good opportunity to get moving with it now,” he says.


The seven stages will take five to six years to build.


Mr Puljich says GemLife Elimbah will make a meaningful contribution to the City of Moreton Bay by enhancing infrastructure and key road connections, and creating a new place for older people to call home.


It will feature low-maintenance homes, with two bedrooms plus a multipurpose room, alongside 8.2ha of green space - equating to more than one third of the site - and $20 million of luxury facilities including a Country Club and Summer House, with two resort-style pools.

High demand

Demand for over 50s living in Moreton Bay remains strong, with GemLife Elimbah the developer’s third community in the region.


“The semi-rural location of GemLife Elimbah will make it highly desirable for those wanting a relaxed lifestyle, close to all the action—it really is the best of both worlds,” Mr Puljich says.


“We’ve already started receiving interest from people living in the area who want to downsize yet stay close to the social connections and neighbourhood they love, along with enquiries from the broader Sunshine Coast region and Brisbane.”


GemLife Elimbah is located near the Glass House Mountains and D’Aguilar Ranges, within walking distance of shops and restaurants, and at the gateway to Caboolture, Bribie Island, Moreton Bay, North Lakes and the Sunshine Coast.


Mr Puljich says it complements the developer’s coastal communities - the established GemLife Bribie Island and under-construction GemLife Moreton Bay.


Together, the three communities are delivering more than 1350 over-50s homes to the City of Moreton Bay.

“We’ve designed the homes at GemLife Elimbah to embrace the indoor-outdoor lifestyle that makes this city such a great place to live,” Mr Puljich says.

As a land lease community, buyers at GemLife Elimbah will own their home and rent the land, with a weekly site fee covering security, maintenance and management. There are no entry fees, exit fees or stamp duty, and owners retain all capital gains.
